What is the Price of Roof Replacement?

The price of roof replacement depends on several different things:

Pitch:

Pitch (steepness) of the roof one of factors that affects the price of roof replacement. The steeper the roof, the more expensive it is because it is easier to install a roof on a lower pitched roof.

Type:

Another consideration is the type of roof you are putting on. Shingled roofs are typically

the lowest cost with slate roofs being the most expensive.

Other Factors:

The price of roof replacement can vary widely depending on several different factors. The type of flashing, skylights, removing existing roof materials, pitch, chimneys, how many multiple angles are on the roof and how many stories your home is. The higher up the roofers work, the more dangerous it is for them, the labor takes longer in order for them to take the necessary precautions to be safe.

If your home has a standard A-frame roof with very little

penetrations it will be on the lower side of the roof pricing spectrum. Conversely if you have a larger roof with multiple angles, valleys and roof penetration (such as skylights and chimneys) you will be on the higher end of the roof pricing spectrum.

Price of Roof Replacement

Other factors in the price of roof replacement is attention to detail by the installers, such as drip edge, quality of felt, flashing replacement, ice and water protective membrane at all penetrations, gutter line and valleys, starter strips, non-corrosive fasteners.  Also depending on where you live the cost for Roof permits and city licenses will affect the price of your roof replacement.

Contractors that have very little overhead and have not been in business very long tend to price on the lower spectrum. A large amount of newer companies go out of business, because of these lower prices rendering their warranties useless.
