Roof Replacement Alexandria, VA: What You Should Expect

What Happens During Roof Replacement
Roof replacement is different than roof repair. While a repair may be confined to one or a few small areas, roof replacement generally means the removal and replacement of the entire roof. Occasionally, partial roof replacement can be carried out if the problems are located to one section of the roof, but are too wide spread for just repair.
A full roof replacement means stripping the shingles off of your roof right down to the roof deck. While you can layer one set of shingles on top of a second set, removing the shingles is often the better option, because it allows your contractor to see and evaluate the condition of the roof deck. It also means that your new shingles may not adhere as well to the roof deck, particularly if the old shingles are not in good condition.
Keep in mind that a good roofer will only strip as many shingles as they are able to replace in a single day. Depending on the size of your roof, this could mean that the entire roof could be done in one day, or it may take two or three days.
Once the tear off has occurred, your roofer will inspect for potential problems, and may bring these to your attention. If there are no problems, or once they have been dealt with, an underlayment of 15 pound felt is rolled out on your roof. This underlayment is used as a vapor barrier, helping to keep out things like condensation. This is not a water barrier, and cannot stop the rain in the event of a missing shingle, but it does offer some protection to the decking.
Once the underlayment is down, your roof will tackle protrusions in your roof such as skylights and chimneys, ensuring that these are surrounded with the appropriate flashing and caulking to keep moisture out. Valleys are also tackled at this time, because they pose a higher hazard for leaks. A diverter may be installed there to keep the water out.
Your roof is then shingled with the type and color of shingles of your choice, following strict manufacturer’s protocol to help ensure that any manufacturer’s warranties will remain in effect. Finally, a ridge cap will be installed at the peaks of your roof.
